Does Homeowners Insurance Cover a Roof Leak in North Carolina?
Your policy decides
Every policy is different, and only your insurance company can decide what yours covers. This guide explains the general distinctions insurers commonly use so you know what questions to ask. AGCS documents damage and explains the construction scope; we do not decide coverage, negotiate claims, or act as a public adjuster.
Sudden damage vs wear and tear
Many homeowners policies are written to cover sudden, accidental damage — for example, wind tearing off shingles or hail damaging them — and to exclude damage from wear and tear, deterioration, poor maintenance or a slow leak that went on for a long time. A roof that leaks because shingles have simply aged out is often treated differently than one damaged in a specific storm.
The leak vs the damage it caused
Policies may treat the cause of the leak and the resulting interior damage separately. Ask your insurer how your policy handles both.
Deductibles
Your deductible is your responsibility. Some policies have separate or percentage deductibles for wind or hail. Check your declarations page. AGCS does not waive, pay or cover deductibles.
Replacement cost vs actual cash value
Some policies pay replacement cost; others pay actual cash value, which subtracts depreciation for the age of the roof. Some pay in stages. Your declarations page and your agent can tell you which applies.
Reporting and documentation
- Check your policy for its deadline to report damage.
- Take dated photos from a safe place.
- Keep receipts for emergency protection costs.
- Take reasonable steps to prevent further damage.
- Keep notes of every call with your insurer.
How AGCS helps
We inspect the roof and attic, document the damage and the construction work required, and can be present when the adjuster inspects. Once you approve the scope, we complete the roofing and any interior construction repairs. See roofing insurance claims help and North Carolina storm damage roof claims.

Frequently Asked Questions
My roof is old. Will a storm claim be denied?
Age alone doesn't decide it. Your insurer looks at what caused the damage and what your policy says. An older roof may be paid at actual cash value under some policies.
Should I get a roof inspection before I call my insurer?
Many homeowners do, to understand what damage is there. Either way, keep to your policy's reporting deadline.
